The town of Bansko is situated in Southwestern Bulgaria and occupies the most beautiful part of Pirin Mountains.
The town has high natural potential which is a prerequisite for the development of sustainable eco tourism. The specific combination of the complex with natural conditions and recourses in the area is the reason why Bansko was differentiates as the fourth Ski Centre in Bulgaria. As one of the southest winter resorts in Europe, it also offers huge amount of sunny days during the cold half-year, long-lasting and good quality of the snow cover-fact that not many ski resorts on the continent can boast of. The possibility of skiing, not only during the active months December, January, February and March, but also till the end of April and the beginning of May, and in the permanent snow parts of Pirin-till the late summer, very good built infrastructure, high quality of service and competitive prices, are preconditions to turn Bansko into a preferable tourist ski centre.
The three star Hotel “Salena” is situated close to the central part of Bansko. It distinguishes with incredible interior and exterior individual design. The hotel unit has accommodation facilities for 50 people (17 double rooms, 2 apartments, 2 studios and one luxury apartment), having in mind the extra bed option, the hotel capacity increase with 10 more people. Each room is equipped with mini-bar, TV, bath room and toilet; most of them have air-conditioning and balcony available. The restaurant is placed on the ground floor with capacity of 30 people. The hotel unit, as well as the restaurant has its own unique design.
The extra services of the hotel include Jacuzzi and sauna, situated on the ground floor.
After detailed research of the local competitive markets were approved the following prices for the winter season 2006-2007:

The gross incomes by 80 % occupancy of the hotel for a period of 100 calendar days amount to 105 513 EURO.
By having a contract with a tour operator for the winter season with 90 calendar days with commission for the tour operator of 15-20% of the announced prices at the reception desk and 80% occupancy of the hotel, the gross incomes amount accordingly to 77 249 EURO by commission for the tour operator of 20% and to 82 077 EURO by commission for the tour operator of 15%.
The prices of the additional services like sauna and Jacuzzi announced at the reception desk are as follows:
Sauna + Jacuzzi for the whole night after 24:00 is 100 leva
The prices listed in the menu are with 200% surplus charge from the delivery price.
The prices written on the price-list of the mini-bar are with 300% surplus charge from the delivery price.

Electric power and water supply:
The incomes coming from the above listed extra services like restaurant, Jacuzzi, sauna and mini-bars are enough to cover the expenses for the staff’s wages, electric-power and water-supply in the hotel.
We can account as benefit the gross incomes in a season with 100 calendar days by 80% hotel occupancy with included extraordinary expenses of 98 000 EURO for one season.
In case of having a contract with a tour operator, the gross income will amount to 75 000-65 000 EURO compare to the contract with the tour operator in a season with 90 calendar days.
Although Bansko is known as a winter resort, together with Dobrinishte and its adjacent part of Pirin, they can offer great opportunities for summer eco tourism too, as the number of visitors in this area in the warm half-year increases from year to year. There are lots of options to vary the tourists’ stay-organizing a combined half-day and one-day traffic-cognitive routes to attractive natural sites, engaging in various recreational activities in the forest and wetlands around like: off with folk picnic, sports, gathering wild fruit and mushrooms, observing the wild animals in their natural environment, solar and water baths/ in the mineral pools of Dobrinishte, amateur fishing at Mesta River, the reservoirs and Pirin’s lakes /in the weekend/. From this point of view the plan hotel could work not only seasonal but all the year round, having in mind that the hotel has been equipped to work all the year round. That’s why the rooms are equipped with air-conditioning and the hot water will come from an electric boiler. We can have the conclusion now that at the end of the day the final benefit of the hotel can be increased by 50% more.
